I. CALL TO ORDER – Chair Leavitt-Smith called the meeting to order at 6:00 P.M.9

II. APPROVAL OF MINUTES19

MOTION: Chair Leavitt-Smith made a motion, seconded by Commissioner Rice, to24
approve the Minutes of May 12, 2026, Regular Meeting. The motion carried25
unanimously (6-0).26

III. GENERAL COMMISSION BUSINESS28

Referrals from the Zoning Commission30

Application ZC 26-11 of Dorset Crossing LLC, owner, Dwight Merriam Esq.,32
applicant, for Preliminary Application Review to amend the Master Development Plan33
at Dorset Crossing to include a Car Wash Facility at 10 Dorset Crossing, (Assessor’s34
Map Block Lot I04 403 13C-F), Planned Area Development (PAD) zone.35

The Applicant, Dwight Merriam, Esq., and the development team for the project37
provided a detailed presentation of the proposed car wash facility at Dorset Crossing.38

Commissioners raised several issues associated with water capacity and recycling,39
traffic impacts, and stormwater planning. The Commission took no formal action on40
this preliminary matter.41

MOTION: Chair Leavitt-Smith made a motion, without objection, to adjourn the45
meeting.46
